All of these deals my firm has had or currently has equity in and we’re making money day one with little to no hassles for our firm. We’ve sold and exited most of these for handsome profits and we made very nice cash flows over our hold period.  All of the investments included built in and scheduled rental rate increases with locked in long term leases sometimes for 5+ years at a time.  Most, if not all of the investments, specified that the tenant pays for all operating expenditures of the property, sometimes even paying for property management as well.  Our rent checks come in like clockwork and we have limited exposure to ongoing expenses and headaches.

I know what you’re thinking, “Is this real?  Would someone really want to spend their time, energy and effort in teaching me how to invest in commercial real estate”?  You might be thinking that investors or real estate agents or attorneys, who have this knowledge, really don’t want to spend a whole lot of time explaining or hand holding with this topic and you’d be right - It’s too much of a waste of their time.  They are focused on sales and managing transactions and closings with experienced commercial real estate investors who already know what they’re doing.  So how does an investor get the insider knowledge they need to become experienced?  How can you do it if you don’t know what you’re doing in the first place or where to start?

 

It took me literally decades in the industry to get to where I am at with commercial real estate investing, but it was all worth it. I used to make all of the usual mistakes such as getting involved in deals that didn’t make any sense before I knew how to analyze a deal to know if it was going to work out or not or believing everything that a broker or seller would tell me about the financial metrics of the property prior to verifying it for myself and not negotiating outside of the box to make sure that I got the best deal possible with the least hassles necessary in the shortest amount of time.  Now I can basically size up a deal in less than 10 minutes to know if it’s going to work, I can spot BS a mile away from a broker or a seller and I know the right questions to ask to make sure I get the best deal possible.
